What you spent on the house and what it added to the value are two different numbers, and they are rarely the same size. An appraisal reports the second one. It works from what the market paid for that kind of work, not from the receipts, and what happens to the first number is settled somewhere else.

One. The Work Is Priced by What the Market Paid for It

An appraisal looks for properties that sold with and without the kind of work in question, and reads the difference. That difference is what the improvement contributed. IT IS AN OBSERVATION ABOUT BUYERS, not an accounting of what the job cost.

Two. So the Cost and the Contribution Are Two Figures

Sometimes they are close. Often they are not, and the gap runs in both directions: work done cheaply can carry more than it cost, and an expensive job can carry less. WHAT YOU HOLD IS AN INVOICE. What the report holds is evidence of what buyers did about it.

Three. The Market Has to Have Rewarded It, and Not Every Market Does

A kitchen well beyond what the street supports, a structure the neighbourhood has no use for, work that has aged out of what buyers now want: all of it was real work and all of it was paid for. THE QUESTION THE REPORT ANSWERS is whether buyers paid for it too, and by how much.

Four. The Part of the Question That Is Not Ours

Three Properties, Three Ways the Work Reads

One. The Work Was Finished a Long Time Ago

A substantial job, done well, and then a decade of buyers with different expectations. It is still there and it is still worth something. WHAT IT IS WORTH NOW IS A DIFFERENT QUESTION FROM WHAT IT COST THEN, and the report answers the first one.

Two. Something Was Built, and What It Legally Is Matters

A guest structure, a converted space, an accessory dwelling. How it is counted depends on what the records say it is and on how it can be used. THAT IS A QUESTION ABOUT DOCUMENTS as much as about construction, and it is better settled before the figure than argued after it.

The Improvements Are Identified Before They Are Priced

What was done, roughly when, and what the record shows about it. An improvement that is not identified cannot be measured, and one that is assumed is not evidence.

Every Adjustment Traceable to a Sale Somebody Can Look Up

The comparable evidence and the reasoning that connects it to the conclusion are set out, so somebody who was not there, and who does not like the answer, can follow how it was reached.

Written to Be Read by Somebody Who Would Rather It Said Otherwise

Two people with opposite interests in the answer will read this report, and one of them paid for it. NOTHING IN IT SHOULD BE READABLE AS A FAVOUR. That is the only property that makes a figure usable when the readers disagree.

One. What the Report Is For and Who Will Rely on It

The intended use and the intended users, named at the start. Everything after this follows from them.

Two. The Assignment in Writing

Property, rights, effective date and users, confirmed before the analysis begins. If a date has been specified for you, we work to that one.

Three. What Was Done to the Property

Renovation and addition dates, approximate scope, permits, plans and surveys where they exist. Anything you remember, even without paperwork.

Four. Seeing the Work, Including What Is Detached From the House

Access to the dwelling and to the detached structures, garages and guest spaces that matter. NO STAGING IS NEEDED and presentation is not what is being assessed. What helps is being told what is not obvious.

Five. Evidence, and What Buyers Paid for the Same Kind of Work

Comparable sales are selected and the differences between them and this property are priced, including the improvements.

Six. Issued to Both Named Readers, Not to Whoever Paid

Delivery is to the readers agreed at the outset, and either of them may ask how any part of the reasoning was arrived at.

What People Ask About the Work They Paid For

We spent a lot on this house. Will the appraisal show that?

It will show what the work contributed to the value, which is measured from what buyers paid for comparable work. That figure and the amount spent are two different numbers and they are often not the same size.

Why would a renovation not be worth what it cost?

Because value is what buyers did, not what a job invoiced. Work well beyond what the street supports, or work that has aged out of what buyers now want, was still real work. The question is what the market paid for it.

Can the report say who paid for the work?

No. An appraisal reports what the property is worth and what its improvements contributed. Who paid, and what follows from that, is a question for your attorney and not for us.

What if we have no permits or paperwork?

Say so. It is ordinary. Tell us what was done and roughly when, and it is weighed as your account against what the property and the record show.

Does a guest house or converted space count?

It depends on what the records say it is and how it can be used, so it is better settled before the figure than argued after it. Tell us what is there.

Should I clean up or finish anything before you come?

No, and please do not finish anything on our account. Half-done work is recorded as half done, which is accurate and better than a rushed finish nobody can date. Tidying changes nothing either way.

If we both have questions, who do you deal with?

Whichever of you needs to, on access, property facts and scheduling. The conclusion takes direction from neither of you, and the finished report reaches both named readers rather than whoever called first.

Can you give me a number before you do the work?

No. The work is establishing what the improvements contributed, and a figure offered before that is a guess wearing an opinion’s clothes. Scope and fee are confirmed in writing first.

    They will read the same report, and it has to be as usable to them as to you. That is the point of an independent opinion rather than a helpful one.

  3. Counsel

    They need reasoning that survives being questioned, and they need to know exactly where the appraisal stops and their own work begins.

  4. Whoever Has to Agree the Number

    A mediator, a settlement conference, or the two of you across a table. What they need is a figure whose reasoning can be followed by somebody who disagrees with it.
