One. The Leases Are Somewhere and Nobody Has Them All

Some are with the attorney, one is a scan of a scan, and a tenant renewed by letter. The owner has been meaning to reconstruct the set for weeks. WHAT THE ASSIGNMENT ACTUALLY NEEDS FIRST is the property, the purpose and the date, and the lease position can be established as the work goes.

The Order Things Actually Happen In

One. The Property and the Decision

What it is, where it is, your role in it, and what the valuation has to support. This is the whole starting requirement.

Two. The Date the Value Speaks To

Current, or a specific date in the past. It follows from the decision rather than from convenience, and it changes what evidence the analysis rests on.

Three. Scope, Users and Fee, in Writing

What is being valued, what interest in it, who will rely on the report, and what it will cost. Agreed before any analysis rather than described afterwards.

Four. Records, in the Order They Matter

We tell you what to send and in what order. What is unavailable is noted rather than estimated, and that note travels into the report.

Five. The Property, Walked and Documented

Access to representative space, vacant suites, common areas and parking. A contact who can answer factual questions about occupancy and operation.

Six. The Report, With Its Sources Separated

The conclusion, the evidence it rests on, and a clear division between what was documented, what was represented and what remained uncertain.

Questions Owners Actually Ask

What Owners Ask Before They Send Anything

I do not have all the leases. Can we still start?

Yes. The property, your role, the decision and the date are enough to scope the work. The lease position is established as the assignment proceeds, and we will tell you which documents actually bear on it.

What is the shortest possible starting point?

The address and assessor’s parcel number, what the valuation is for, and what date it has to speak to. Everything else can follow.

Our operating statements are out of date. Does that stop it?

No. It changes what the analysis leans on and it is recorded rather than worked around. Tell us what period they cover and we will say what that means.

Something genuinely does not exist. What then?

It is stated in the report as unavailable. The conclusion rests on what can be evidenced, and the reader can see exactly where the evidence stops.

Should I estimate a figure to fill a gap?

No, and this is the one thing we would ask you not to do. An estimate that enters the file as a fact is worse than an acknowledged gap, because nobody downstream can tell the two apart.

Who decides what the valuation is for?

You do, with your attorney, lender or accountant as the case may be. We record it, and the report is built for that use and says so on its face.

Can the report be used for something else later?

That depends on what it was scoped for, and it is a question worth asking at the start rather than at the end. Intended use and intended users are fixed in writing before the work begins.

Do you quote before seeing the documents?

Scope and fee are confirmed in writing once the property and the purpose are clear. That normally happens well before the file is complete.

My property is a house rather than a commercial asset. Am I in the right place?
